First home buyers: the exemption has ended
Plain answer, because you deserve one: Tasmania's 100% duty exemption for first home buyers of established homes ended on 30 June 2026. It is not available for transactions settling after that date.
No replacement scheme had been announced when I verified this in July 2026. Tasmanian first home buyers now pay full duty at the standard scale, so budget for it from day one.

How much is stamp duty on a $750,000 house in TAS?
For FY26-27, Tasmanian property transfer duty on a $750,000 home is $28,935, whether you live in it or rent it out. Transfer registration adds $256.76 and mortgage registration $167.58, so government costs total about $29,359. Estimate only, subject to your circumstances.
Did Tasmania's first home buyer stamp duty exemption end?
Yes. The 100% exemption for first home buyers of established homes ended 30 June 2026 and is not available for transactions settling after that date. No replacement had been announced when I verified this in July 2026, so first home buyers now pay full duty.
Do foreign buyers pay extra stamp duty in Tasmania?
Yes. Tasmania's foreign investor duty surcharge adds 8% of the value on residential property. On a $750,000 purchase that is an extra $60,000 on top of standard duty.
Do investors pay a higher rate of stamp duty in Tasmania?
No. Tasmania charges the same duty scale for owner-occupiers and investors.
When did Tasmania's duty rates last change?
