VIC land transfer duty bands, FY26-27.
The table shows the owner-occupier (principal place of residence) scale up to $550,000, then the general scale that applies to every buyer above it. Investment purchases pay the higher general scale from $130,000 up.

First home buyers in Victoria
Victoria gives first home buyers a full exemption up to $600,000, on new or established homes. From $600,000 to $750,000 the exemption tapers off on a sliding scale. On a $650,000 first home, FY26-27 duty works out to around $11,357.
At $750,000 the concession has fully phased out, and above it full duty applies. Pensioner concession card holders get a matching scheme: full exemption to $600,000, graduated to $750,000.

Do first home buyers pay stamp duty in Victoria?
Not up to $600,000... the FHB exemption covers new and established homes. From $600,000 to $750,000 it tapers on a sliding scale; a $650,000 first home pays around $11,357 in FY26-27. From $750,000, full duty applies.
Is stamp duty higher on investment property in Victoria?
Between $130,000 and $550,000, yes... investors pay the general scale while owner-occupiers get concessional rates. On a $500,000 purchase that is $25,070 versus $21,970. Above $550,000 both pay the general scale.
Do foreign buyers pay extra stamp duty in Victoria?
Yes. Victoria adds an 8% foreign purchaser additional duty on residential property. On a $750,000 purchase that is an extra $60,000 on top of standard duty.
Is there a pensioner stamp duty concession in Victoria?
