First home buyers: the FHOR
WA's First Home Owner Rate of duty gives a full exemption up to $500,000. Above that, a concessional rate applies up to $700,000 in metro Perth and Peel, or $750,000 in regional WA. On a $600,000 metro first home, FY26-27 duty works out to around $13,630.
One to watch: the 2026-27 WA Budget announced higher FHOR thresholds (around $600,000 full exemption and $800,000 concessional). The Bill was still before Parliament when I verified this in July 2026, so the current thresholds above still apply.

How much is stamp duty on a $750,000 house in WA?
For FY26-27, WA transfer duty on a $750,000 home is $29,741, whether you live in it or rent it out. Transfer registration adds $375.10 and mortgage registration $225.10, so government costs total about $30,341. Estimate only, subject to your circumstances.
Do first home buyers pay stamp duty in WA?
Not up to $500,000, under the First Home Owner Rate. A concessional rate then applies to $700,000 in metro Perth and Peel, or $750,000 in regional WA. A $600,000 metro first home pays around $13,630 in FY26-27.
Will WA's first home buyer thresholds change?
Possibly. The 2026-27 WA Budget announced higher FHOR thresholds, around $600,000 for the full exemption and $800,000 concessional. The Bill was still before Parliament when I verified this in July 2026, so today's thresholds still apply.
Do foreign buyers pay extra stamp duty in WA?
Yes. WA's foreign buyers duty adds 7% of the value on residential property. On a $750,000 purchase that is an extra $52,500 on top of standard duty.
Do investors pay a higher rate of stamp duty in WA?
No. WA charges the same transfer duty scale for owner-occupiers and investors. The difference for investors shows up in the loan structure, not the duty bill.
