Heads up

These figures are a guide for budgeting... not financial or legal advice. Real-world stamp duty can shift depending on how the property is held, whether it's off-the-plan, what your contract actually says, and which concessions you qualify for. Your conveyancer or state revenue office will confirm the final number before settlement.

Concessions & Fees

First home buyers in Queensland

Buying a new home or building one? Queensland's First Home (New Home) Concession waives the duty completely, with no price cap.

On established homes, the First Home Concession gives a full exemption up to $700,000. From $700,000 to just under $800,000, a stepped concession applies... each $10,000 band has a set concession amount. On a $750,000 established first home, FY26-27 duty works out to around $10,925. At $800,000 and above, only the home concession rate applies.

Common Questions

QLD stamp duty, asked and answered.

How much is stamp duty on a $750,000 house in QLD?

For FY26-27, Queensland transfer duty on a $750,000 home you live in is $19,600 at the home concession rate. Transfer registration adds $2,901.96 and mortgage registration $248.04, so government costs total about $22,750. Buy it as an investment and the general rate lifts duty to $26,775. Estimate only, subject to your circumstances.

Do first home buyers pay stamp duty in Queensland?

On a new home or build, no... the First Home (New Home) Concession waives duty entirely, with no price cap. On established homes, it is zero up to $700,000, then a stepped concession to just under $800,000. A $750,000 established first home pays around $10,925.

Is stamp duty higher on investment property in Queensland?

Yes. Investment purchases pay the general rate rather than the home concession rate. On $750,000 that is $26,775 versus $19,600... a difference of $7,175.

Do foreign buyers pay extra stamp duty in Queensland?

Yes. Queensland's additional foreign acquirer duty (AFAD) is 8% of the value, on top of standard duty. On a $750,000 purchase that is an extra $60,000.

Are these Queensland rates current for 2026?

Yes. These are the FY26-27 rates, verified against the Queensland Revenue Office in July 2026, after the 23 June 2026 state Budget left transfer duty rates unchanged.
