Broadbeach · Apartment & Investor Finance
In Broadbeach, how you plan to rent the apartment can matter as much as the apartment.
I'm Rebecca Tickner, a finance broker based just up the road in Surfers Paradise. Many Broadbeach buyers are investors deciding between a holiday let and a long-term lease. Lenders assess those two plans very differently, and the difference can change how much you can borrow and which lenders will take the deal.

Sound familiar?
The problems I hear most often.
Short-stay income isn't counted like a lease
Some lenders won't use holiday-let income to help you service the loan at all. Others will, but may shade it or ask for a trading history first. A long-term lease is usually the simpler case. Which way you plan to run the apartment belongs in the conversation before you buy, because it shapes the lender shortlist.
Some buildings are harder to lend against
Apartments in a hotel-style building, or tied to an on-site letting pool, can be treated as specialised security. Many lenders lend less against them, and some won't accept them at all. Whether the building has a management rights arrangement, and what it means for your apartment, is worth knowing early.
New towers settle later than you expect
A lot of Broadbeach stock is sold off the plan. The lender values the apartment when it's finished and assesses you near settlement, not on the day you sign. A pre-approval won't last the length of the build, so the plan has to start at contract.

In Practice
Two people can buy the same Broadbeach apartment and get very different answers from a lender, just because one plans to lease it and the other plans to let it by the night.

What you get working with me.
Investor lending, weekly
Rental income assessment, interest-only terms and multiple-property structure are everyday work, not the exception.
The building checked first
Letting pools, management rights and building type get looked at before you commit. It's the cheapest part of the process.
Local, not a service-area map
I live in Surfers Paradise, a few minutes up the road. Broadbeach buildings and body corporates are familiar ground.
30+ lenders, one standard
Major lenders and non-majors alike. I recommend the one whose policy fits you and the apartment, subject to lender criteria and individual circumstances.
Buyers living overseas
Many Broadbeach buyers live abroad. Expat lending has its own rules, and I work across timezones by email and video.
Queensland costs, explained upfront
Transfer duty, government fees and LMI, walked through before you commit rather than discovered at settlement.
A starting position before you look at buildings in 4218.

Questions
Frequently asked.
Will a lender count my holiday-let income?
It depends on the lender. Some won't use short-stay income for servicing at all, some will use part of it, and some want a trading history or a letting agent's appraisal first. A long-term lease is usually assessed on standard rental terms. If the holiday-let income is what makes the numbers work, it's worth knowing which lenders will count it before you buy. Subject to lender criteria.
What if the building has a letting pool or management rights?
That can make it specialised security. Many lenders reduce how much they'll lend against it, and some decline it outright, however strong you are as a borrower. It's one of the first things I check on a Broadbeach apartment, because it shapes everything after it.
I'm buying off the plan in Broadbeach. When should I talk to a broker?
Before you sign, and again well before completion. The lender values the apartment when it's finished, and pre-approvals generally run for months, not years. My off-the-plan finance page explains how to plan for the gap between contract and settlement. Subject to lender criteria.
Is Broadbeach a high-density postcode for lenders?
Some lenders keep internal lists of high-density postcodes and apply lower maximum lending against apartments in them. Whether 4218 is on a given lender's list, and at what level, varies between lenders and changes over time, so I check it for the specific lender rather than assume. The Surfers Paradise page covers how these lists work.
I live overseas. Can I buy in Broadbeach?
Australian citizens living overseas are generally exempt from foreign investment approval. The finance side follows expat lending rules: your income is converted to AUD, discounted for currency risk, and accepted by a smaller group of lenders. See my expat investors page and expat finance guide. Subject to lender criteria.
How much does a broker cost?
Generally, nothing. Lenders pay me a commission when your loan settles, and it doesn't change your rate or your loan amount. I act in your best interests when providing credit assistance to you.
Heads up: more complex or strategic work, like developments, house flips, or deals with claw-back risk, may involve an upfront fee. Always disclosed up front.
Do you only work in Broadbeach?
No. I'm based in Surfers Paradise and work across the Gold Coast, and I arrange lending Australia-wide by video.
