Main Beach · Established Apartment Finance
In Main Beach, the lender is looking at the building's history as closely as yours.
I'm Rebecca Tickner, a finance broker who lives next door in Surfers Paradise. Main Beach has more established towers than new ones, and a lot of higher-value apartments. That brings building age, body corporate health and larger loan sizes into the lending conversation earlier than it would for a house.

Sound familiar?
The problems I hear most often.
An older building gets a closer look
A valuer notes the building's age, condition and any known defects, and the valuation shapes what the lender will do. Major works on the horizon, a thin sinking fund or special levies can all come up. Knowing the building's position before you commit is a lot cheaper than finding out at valuation.
Body corporate costs sit in your budget
Levies on an established tower can be significant, and lenders count them as an ongoing expense when they assess what you can afford. A higher-levy building can reduce your borrowing capacity compared with a similar apartment where levies are lower.
Larger loans change the lender pool
Above certain loan sizes, some lenders tighten their maximum LVR, ask for more documentation or send the file to a more senior credit team. Where those thresholds sit varies between lenders. For a higher-value purchase, choosing where to apply matters more, not less.

In Practice
With an established tower, the body corporate records often tell you more about the loan than the listing does.

What you get working with me.
Local, next door
I live in Surfers Paradise, right beside Main Beach. The towers and body corporates here are familiar ground.
Larger loans, handled
Higher loan amounts bring more documentation and closer scrutiny. I prepare the file for that from the start.
Building records read early
Levies, the sinking fund and planned works get looked at before you commit, not after the valuation comes back.
30+ lenders, one standard
Major lenders and non-majors alike. I recommend the one whose policy fits you and the apartment, subject to lender criteria and individual circumstances.
Owners living overseas
Some Main Beach owners live abroad or split their time. Expat lending has its own rules, and I work across timezones by email and video.
Self-employed and investors
Business owners, company directors and investors with several properties are everyday work, including trust and company structures.

Questions
Frequently asked.
Does the age of the building affect my loan?
It can. The valuer reports on the building's age, condition and any known issues, and the lender relies on that valuation. An older building in good order is often fine. Planned major works, special levies or known defects can affect the valuation or the lender's appetite. Subject to lender criteria.
Do body corporate levies reduce how much I can borrow?
Yes, they can. Lenders treat levies as an ongoing cost when they assess what you can afford. For an investment property they're weighed against the rent. Higher levies can reduce borrowing capacity compared with a similar apartment with lower levies.
Is Main Beach treated as a high-density postcode?
Main Beach shares postcode 4217 with Surfers Paradise. Some lenders keep internal lists of high-density postcodes and apply lower maximum lending to apartments in them. Whether that applies, and at what level, varies between lenders. My Surfers Paradise page explains how these lists work.
Is it harder to get a large loan for a prestige apartment?
Not harder, but more selective. Above certain loan sizes, some lenders reduce their maximum LVR or ask for more detail. The thresholds vary by lender. Choosing where to apply is the main lever. Subject to lender criteria.
What about buying off the plan in Main Beach?
The same rules apply as anywhere on the coast: the lender values the apartment when it's finished and assesses you close to settlement. My off-the-plan finance page explains how to plan for that. Subject to lender criteria.
I live overseas. Can you help me buy or refinance in Main Beach?
Yes. Australian citizens overseas are generally exempt from foreign investment approval, and the finance follows expat lending rules. See my expat investors page and expat finance guide. Subject to lender criteria.
How much does a broker cost?
Generally, nothing. Lenders pay me a commission when your loan settles, and it doesn't change your rate or your loan amount. I act in your best interests when providing credit assistance to you.
Heads up: more complex or strategic work, like developments, house flips, or deals with claw-back risk, may involve an upfront fee. Always disclosed up front.
Do you only work in Main Beach?
No. I'm based in Surfers Paradise and work across the Gold Coast, and I arrange lending Australia-wide by video.
