Lender appetite varies by property, not just borrower
The right lender for a Broadbeach apartment isn't always the right one for acreage at Tallebudgera. High-density postcodes, small units, house-and-land... policy differs more than most people expect, and picking the wrong door costs time and sometimes the deal.
Phone-only broking has its limits
You can get a loan arranged entirely by phone from someone three states away. But when the deal is complex or the settlement timeline is tight, there's real value in a broker who'll sit across the table from you.

Do you meet clients in person on the Gold Coast?
Yes. I'm based at Hope Island and meet clients across the northern Gold Coast... Southport, Helensvale, Coomera, Runaway Bay, Paradise Point and surrounds. Video works well for the rest of the Coast and for review meetings once we're underway.
Which suburbs do you cover?
All of the Gold Coast, from Coolangatta to Ormeau, plus clients Australia-wide by video. Where you buy matters less than how the loan is structured... I arrange lending for properties in every state.
How much does a broker cost?
Generally, nothing. Banks pay me a commission when your loan settles, and it doesn't change your rate or your loan amount one bit. My service costs you nothing, plus you get a lot of support, education and guidance. I act in your best interests when providing credit assistance to you.
Heads up: more complex or strategic work, like developments, house flips, or deals with claw-back risk, may involve an upfront fee. Always disclosed up front.
Can you help with Queensland first home buyer concessions?
Yes. Queensland has its own first home concession on transfer duty and a First Home Owner Grant for eligible new builds. The eligibility rules are specific, so I'll check exactly what applies to you... and my QLD stamp duty calculator shows the duty side instantly.
I could use a broker anywhere. Why a local one?
A good broker can work from anywhere, and plenty do. The local difference shows up in the detail... lender appetite for specific Gold Coast property types, realistic timelines with local agents and solicitors, and being able to sit down face to face when a deal gets complicated.
Do you only do home loans?
No. Investment loans, refinancing, first home buyer finance, equipment and vehicle finance, and commercial lending. If it involves credit and a plan, it's worth a conversation.
