The $30,000 First Home Owner Grant on the Gold Coast: eligibility and how it stacks with the 5% Deposit Scheme

A one-off $30,000 payment for a new home under $750,000. Separate from the 5% Deposit Scheme and separate again from the duty concession... here is how the three actually fit together on a Gold Coast purchase.

People ask me about "the $30,000 grant" more than almost anything else, and most of the time they are picturing cash toward their deposit. It isn't that, and it only applies to one kind of property. It is also one of three separate things a Gold Coast first buyer can be eligible for on the same purchase, and mixing them up is the fastest way to budget for money that was never coming.

Here is what the First Home Owner Grant actually covers, who qualifies, when it is paid, and exactly how it does and does not stack with the 5% Deposit Scheme and the Queensland duty concession.

The headline figure

$0

Toward a new Gold Coast home valued under $750,000... but only a new one.

Paid by the Queensland Revenue Office on its own timeline, not at settlement. Read on for who qualifies and how it stacks with the other two schemes.

01What the grant actually is

The First Home Owner Grant is a one-off $30,000 payment from the Queensland Government for contracts signed, or foundations laid for an owner-builder, on or after 20 November 2023. Contracts before that date attract $15,000 instead.

It only applies to a new home: a newly built house, townhouse or unit you are the first to live in, or a substantially renovated home, bought off the plan or built by a builder or as an owner-builder. The total value, home plus land plus any contract variations, has to come in under $750,000. An established home, however cheap, is not eligible for the grant at all, even though it can still qualify for the scheme and the duty concession below.

02Who qualifies

  • be an Australian citizen or permanent resident, or buying with someone who is
  • never have owned and lived in a home in Australia on or after 1 July 2000, and never have owned one at all before then
  • move into the home as your principal place of residence within 1 year of the transaction completing
  • live there continuously for at least 6 months
  • buy or build a new home valued under $750,000, including land

You can apply with someone who is not a first home buyer themselves, but every applicant on the transaction needs to meet the ownership test, not just the one who has never owned property before.

03How it is paid, and why it is not deposit cash

You apply either through an approved agent, generally your lender, which the Queensland Revenue Office describes as the fastest way to receive it, or directly to the QRO once your transaction has completed. Applying directly means the grant is not paid until the home is finished and you have supplied all the supporting documents, which can be well after settlement for an established contract or practical completion for a build.

That timing is the detail people miss. The grant is not sitting in your account on the day you need your deposit or your cash to settle. I treat it as money that arrives afterward and improves your position from there, an offset top-up or a buffer, never as part of the funds you need to find on the day.

04Stacking it with the 5% Deposit Scheme

Nothing stops you using the grant and the scheme on the same purchase, provided the property satisfies both sets of rules. The sticking point is the two different price lines. The scheme's Gold Coast cap is $1,000,000. The grant's cap is $750,000, and only on a new home. A new $900,000 Gold Coast townhouse can use the scheme on its own. It cannot also bring the grant, because it sits above the grant's cap.

Inside $750,000, on a genuinely new build, both can apply together: a 5% deposit with no lenders mortgage insurance under the scheme, and a separate $30,000 from the grant landing afterward. That combination is the strongest version of the first-home maths on the Gold Coast, and it only exists on new stock.

05Stacking it with the duty concession

Queensland charges no transfer duty on a new home at any price for an eligible first buyer, for contracts dated 1 May 2025 or later. An established home only gets to nil duty at $700,000 or under, stepping down through $10,000 bands before the first home concession ends at $800,000. From 1 August 2026 both concessions also require you to be an Australian citizen, permanent resident or specified foreign retiree.

Put the grant and the duty rule together and the new-versus-established gap widens further. A new home under $750,000 can carry nil duty and the $30,000 grant. An established home at the same price pays the same nil duty, but the grant is not available at all, because it was never a new-home-only payment for the price to begin with.

06The same $700,000, new versus established

Two Gold Coast first buyers, each eligible, each paying exactly $700,000, each using the 5% Deposit Scheme.

Same price, different outcome

New townhouse

$700,000

5% deposit $35,000, no LMI under the scheme, $0 transfer duty (new home), registration fees $2,917.20, plus a $30,000 grant arriving once documents are in. On paper, the strongest first-home purchase available on the coast.

Established unit

$700,000

5% deposit $35,000, no LMI under the scheme, $0 transfer duty (first home concession at $700,000 or under), registration fees $2,917.20, and no grant. The deposit and duty position is identical to the new townhouse. The $30,000 is the only difference, and it is entirely a function of new versus established, not price.

None of that makes an established home the wrong choice. Plenty of buyers want a suburb, a building or a layout that only exists in established stock, and the scheme and the duty concession still do real work there. It just means the grant should never be the deciding factor between two properties unless you have already confirmed, in writing, that the one you are leaning toward actually qualifies as new.

Questions I get asked about the grant

Can I use the First Home Owner Grant on an established Gold Coast home?

No. The grant only applies to a new home: a new build, a substantially renovated home, or an off the plan or owner-builder purchase, valued under $750,000 including land. An established home can still use the 5% Deposit Scheme and the duty concession, just not the grant.

Is the $30,000 available at settlement to help with my deposit?

Usually not. Applying through your lender as an approved agent is the fastest route, but the Queensland Revenue Office is clear that the grant should not be relied on for a deposit or other time-sensitive payment. I plan the purchase around funds you actually have on the day, and treat the grant as money that improves your position afterward.

Can I get the grant and the 5% Deposit Scheme together?

Yes, on a new home under $750,000 that also meets the scheme's rules. Above $750,000 the scheme can still apply up to its own $1,000,000 Gold Coast cap, you simply lose the grant above the grant's lower threshold.

Does buying with my partner affect my eligibility?

Every applicant on the contract has to meet the ownership test... never having owned and lived in a home in Australia on or after 1 July 2000, and never having owned one before then. If one of you fails that test, the grant is not available on that purchase, even if the other person has never owned property.

Do I need a broker to apply for the grant?

No, you can apply directly to the Queensland Revenue Office once your purchase completes. Most of my Gold Coast first buyers apply through their lender instead, since it is the faster route and sits alongside the loan application I am already managing for the scheme and the duty concession. Generally my service costs you nothing. Lenders pay me a commission when your loan settles, and I act in your best interests when providing credit assistance to you.
